Warehouse and industrial cleaning: what to specify and who to ask
Industrial sites are priced by machine time and access, not by the number of desks. A ride-on or walk-behind scrubber covers concrete far faster than a mop, and anything above three metres needs ticketed operators and equipment. Racking dusting, dock and pallet-area cleaning, and site inductions all belong in the quote rather than in a surprise variation.

- Do I need a specialist or can my office cleaner do it?
- If the job is amenities and a small dispatch office, a general commercial cleaner is fine. Once you need machine scrubbing, height access or post-construction make-good, use an operator who owns that equipment — hiring it in gets expensive and slow.
- What is a SWMS and do I need one?
- A Safe Work Method Statement documents how high-risk work will be done safely. For working at height, confined spaces or work near plant, your contractor should provide one before starting, and your site should review it.
- How is post-construction cleaning quoted?
- Usually as a fixed price per stage — rough clean, detail clean, final handover clean. Ask which stage the number covers, because a single 'builders clean' price often means only the final detail.
